2026 Community Update

Dear Coral Shores Homeowners,
As we begin the New Year, we wish you and your family a happy, healthy, and prosperous year ahead.
2025 Highlights & Community Achievements
• Entrance Lighting Project: Thanks to the hard work of Mike Bailey and Kurt Rasco, we replaced the entrance lights for under $6,000—far less than the initial $14,000 quote. This is a testament to what we can accomplish together as a community.
• Christmas Lights Upgrade: We improved our holiday decorations and plan further upgrades in 2026. Special thanks to Ron Crowder and Ace Hardware for generous donation of Christmas lights.
• Street Captains & Engagement: A big thank you to our Street Captains that have connected with our neighbors to collect emails and remind about outstanding dues. Our goal for our community is greater engagement and as part of this we implemented several initiatives in 2025 to improve communication and transparency. We aim to distribute communication via email and text and would ask that you visit the website to add your mobile number so that we can send text messages. We have now made participation possible via Zoom for those traveling or not in the area for the meetings. Thank you to Bobby and Gwen Woodson and Tide Table who generously donated a gift card for the Street Captain who collected the most incremental dues in 2025.
• Improved Communication: We now post Treasurer Reports, Meeting Minutes, and Water Marker Project Presentations on our website. Please visit the site to stay updated and add your mobile number for text alerts. Participation in meetings is now possible via Zoom for those traveling or away.
Looking Ahead to 2026
• Water Markers: We have cleared approvals and are ready to install the water markers. Sunshine Dock and Seawall will perform the work as soon as signs arrive and they are able to install.
• Entrance: We would like to upgrade the entrance with new shrubs to enhance our community’s first impression. If you have interest in helping with this effort, please let us know.
• 2026 Dues and Financial Stability: The dues for 2026 are $200 per property as we face continued rise in operating and maintenance costs affecting our community, and general cost-of-living expenses. In 2025, 132 out of 189 properties paid their dues. We aim for greater participation in 2026. In addition to the ongoing operating expenses, we would like to do projects to upgrade our community and also replenish the waterways fund as we will be using approximately $25,000 to replace the water markers. It is important to ensure long-term financial stability and proper maintenance of our neighborhood.

• Amount: $200 per property
• Due Date: March 1, 2026
• Payment Options: An invoice is attached with instructions for online and other payment methods. For convenience, you can pay online, by check, or in person at the annual meeting.
• Flexible Support: If you are unable to pay the full amount, any contribution is welcome as a sign of support for our community.
• Early Payment Incentive: Pay your dues before March 1, 2026, to be entered into a raffle for a gift card.

• Date & Time: March 4th, 2026, 6:30pm
• Location: Cortez Baptist Church
• Voting: Dues must be paid prior to or at the meeting to vote in 2026.
